Roofing Choices to Consider

July 17, 2014 at 10:20 AM

When it is time to replace a roof, consumers have important roofing choices to consider. The most popular choice for shingles among homeowners in most areas of the US is architectural shingles. These asphalt shingles offer a more dimensional look to the roof surface than standard 3-tab shingles and, due to their thickness, can offer a longer life expectancy.

The manufacturing process among the major shingle are basically identical and although their warranties vary slightly, homeowners will receive a free standard material warranty covering their shingles for material defects from the manufacturer. Homeowners must realize they will need to pay attention to the installer’s workmanship warranty just as closely, if not more so.  Important consideration should be given to system component options that can improve the performance of your roof over the many years that you expect it to last.

Underlayment

A roofing component that adds protection to your roof is a special underlayment in vulnerable areas of the home. Local building codes may require a certain amount of this underlayment (commonly called ice and water shield) in particular areas of the roof and a professional roofer will have recommendations that may extend beyond code to increase the protective barrier between the interior of your home and the elements. This will also increase the effectiveness of the system and the value of your home.

Ridge Ventilation

Due to the change of temperature and buildup of heat and humidity in the attic area of homes, roofs need adequate ventilation to insure that the materials last as long as possible. Some structures are vented through roof vents and others through ridge ventilation. All ventilation needs an area for intake, such as soffit vents, to allow for the natural flow of air. Some homes are not adequately ventilated and adding ventilation is an important consideration when replacing your roof system.

Flashing Materials

Flashing materials around vent pipes, chimneys, and skylights need to be closely evaluated and changed to new flashing when the roof is replaced. Even if the flashing appears to be in good shape prior to the roof replacement, it often gets moved or manipulated during the process and may not perform well with the new system. Some roofing companies attempt to save money by reusing the flashing, but homeowners should inquire about new flashing when their roof is being replaced.

The roof is the most important component of your home. You will live under your new roof for many years, so it is important to make informed decisions when it comes to roofing replacements.
