One of the most common questions we hear regarding roofing is "Should I Replace or Repair My Roof"? As one of the only roofing contractors in the Charlotte metropolitan area who still repair roofs, we can easily tell you which option is the best, but before we do that, there are several items to look at. Here are the top items to consider when deciding to repair or replace your roof.
First we need to examine the main warning signs of roof damage. Damage to your roof can be caused by physical force such as wind, hail storms, and fallen trees. Any of these things can easily damage shingles and expose your house to the elements. This normally calls for a repair, although some roofs 10 years and older may be an exception. If your roof is older than 10 years, the same shingles used on your roof previously may not be currently available. This may make a repair appear imperfect as the new shingles may not fit with the existing shingles. There is also the aesthetic problem of the new shingles not matching their older worn counterparts.
A roof replacement can be necessary even after minor damage to your roof. Say for example a shingle comes loose in a storm, yet you do not notice until days, weeks, or months later. This can allow further damage in the wood underneath your shingles, allowing them to rot and mold. This can lead to an extensive replacement job. Rot and mold can completely ruin your home. Once mold is in the framing of your home, the only true option is to permanently fix the problem and to completely remove the rotted pieces and replace with new. This will require all of the shingles above the roof being replaced as well.
Age of your Roof
Traditional shingle materials such as fiberglass or asphalt shingles only have a varied lifetime, where their expensive counterparts such as slate, clay, and metal can last for centuries. If your roof is approaching the end of its life it is time to have it checked out to make sure that it is still
functioning as it should. You do not want to lose your entire home to a bad roof.
