When you’re buying a home, there are a variety of inspections you’ll want completed on the property you’re purchasing. One of these inspections is a roof inspection.
A full roof replacement is an investment in itself and when you’re buying a new home, you do not want to be surprised with the extra expense of replacing the house’s roof. In addition, roof repairs can also be potentially costly, depending on the extent of the roof damage.
Read on to learn more about what’s involved in a roof inspection and how to choose a roof inspector!
The Roof Inspection Process
A roof inspection is essentially an examination of the house’s complete roof system to determine its age, integrity and condition. A professional roofing company will inspect the complete roofing system which includes the shingles, vents, chimneys, gutters, flashings, and dormers.
In addition, the roof inspector will examine additional areas of the house, paying particular attention to the soffits, eaves, fasteners, braces, chimney surfaces, and other support material.
Depending on the size of the home and the complexity of the roof, a roof inspection can take anywhere from 45 minutes to several hours. At the end of the inspection, your professional roofer will supply you with the overall condition of the roof and any suggested repairs.
How to Choose a Roof Inspector
When hiring someone to inspect your roof ensure that they come from a licensed company with a roofing certification. It’s important to note that roofing certifications are a separate entity from home inspection certifications. A roof inspection from a home inspector will typically not be as thorough as one conducted by a roof inspector. Typically a home inspector will confine his roof inspection to only those areas he can see from the ground or from inside the attic. He will also typically note on his inspection report to have a professional, licensed roofing contractor do a complete roof inspection.
