1. Consider the “Annual Roof Cost” of your new roof.
Roofing materials are rated by the number of years they’re expected to last. That means you could actually pay more for a new roof initially but end up with longer lasting shingles in the long run, saving you money in a replacement over time. Divide the total roof cost by the number of years your roofing professional expects the roof to last; that’s your real annual roof cost.
2. Choose your roofing professional carefully.
As with anything, you get what you pay for in the roofing industry! The best advice we can give you is to always choose a roofer who’s experienced, acts professionally, and can provide you with plenty of references. You don’t stay around in this business for long if you’re not doing what you say you are!
3. Ask about guarantees.
Many roofing companies provide some sort of satisfaction guarantee for a re-roof. Ask about the specifics: are only the roofing materials guaranteed to last, or is the workmanship guaranteed for any length of time? What happens if you need a repair in a year, two years, or five? The better the guarantee, the more likely that roofer stands behind their work.
4. Use a roofer who chooses quality materials.
In the roofing industry there are a handful of roofing material brands that have been around for decades and are known for their reliability and cost-effectiveness. A few you might hear most often include GAF, Owens Corning, and CertainTeed. If a roofer doesn’t cut corners on material costs, you’re likely getting a good final product.
5. Don’t cut off your nose to spite your face.
There’s a great Southern saying! It can be tempting to choose the least expensive roofing option – shingles placed directly over your old ones, shingle strips instead of individually-nailed shingles, etc. – but it’s unwise to throw out dollars to pinch pennies. Choose a roofing company you trust to tell you when to go for the deal, and when not to.
6. Know your home’s issues.
Every home is different, and every roof encounters different challenges over its lifespan. Maybe your home has heavy tree cover and you need a roof more durable than the one you currently have.
